India’s Real Estate Boom: $80 Billion in Investments Over 15 Years

India’s real estate sector is on fire! From 2010 to now, it has pulled in nearly $80 billion in institutional investments. This surge shows how the industry has transformed into a top choice for investors worldwide and at home, as per a fresh report from Colliers and CREDAI.

Foreign money leads the pack, making up 57% of all inflows during this period. But here’s the exciting part: after the pandemic, domestic investors have stepped up big time. This shift is changing the game across different types of real estate assets.

The report breaks down these investments from big players like family offices, foreign companies, pension funds, private equity firms, sovereign wealth funds, NBFCs, listed REITs, and even real estate developers. What fueled this growth? Smart policy changes like the Real Estate (Regulation and Development) Act (RERA), Goods and Services Tax (GST), and the launch of Real Estate Investment Trusts (REITs). These moves have boosted transparency, cut red tape, and opened doors for more institutional money in the Indian real estate sector.

Looking ahead, the future looks massive. By 2047—India’s centennial year of independence—the real estate market could explode to $5-10 trillion. That’s a huge jump from today’s $0.3 trillion mark, according to the Colliers-CREDAI report.

The sector has come a long way. Back in the 1990s, it was fragmented and disorganized. Today, it’s a key engine for India’s economy, with its share in the Gross Domestic Product (GDP) rising from under 5% before 2010 to 6-8% now. In 2025 alone, it added about $0.3 trillion to the economy through value creation.

One hot trend? The rise of REITs in Indian real estate. These Real Estate Investment Trusts offer solid yields of 6-7%, beating many global standards. Simply put, a REIT is a company that owns, manages, and runs income-generating properties, making it easy for everyday investors to get a piece of the action.

With these developments, India’s real estate sector is set to keep growing, drawing more eyes from investors hunting for stable returns.
