From Jaipur to Coimbatore, 9 emerging markets drive corporate migration beyond metros

India’s growing business hubs are reshaping the economy, says a new study released Monday. The report finds that nine fast‑growing cities – from Jaipur and Lucknow in the north to Coimbatore, Kochi, Bhubaneswar and Guwahati in the south and east – together have an economy of nearly ₹10 lakh crore. They also hold about 70 million square feet of high‑quality, “Grade A” office space and 80 million square feet of logistics infrastructure, giving companies clear reasons to move out of the big metros.

Jaipur and Lucknow spark corporate interest

Jaipur, once known for tourism and jewellery, has transformed into a technology destination. The city now hosts several major IT firms, thanks to better roads, a new international airport and the Delhi‑Mumbai Expressway. A steady stream of graduates from local coaching centers fuels the talent pool, and the city is seeing growth in housing, retail and warehouses.

Lucknow, Uttar Pradesh’s capital, also says business. Its solid infrastructure and forward‑thinking city leaders are attracting industrial investors, including defence manufacturers. The plan to create a State Capital Region that includes Lucknow and five neighbouring districts could unlock huge commercial space in the next few years.

Coimbatore, Kochi, Bhubaneswar and Guwahati stand out

Coimbatore, dubbed the “Manchester of South India,” is the state’s second‑largest city in GDP, manufacturing and IT output after Chennai. The city’s rapid infrastructure upgrades – a metro rail, an outer ring road and smart‑city projects – give it a strong ecosystem from hospitality and education to medical tourism.

Kochi shines with its unmatched connectivity. It hosts India’s first trans‑shipment terminal at Vallarpadam, the country’s main internet gateway for undersea cables, and the world’s largest electric‑boat metro system. A new metro line ties the central business district to Infopark, reinforcing its status as a logistics leader.

Bhubaneswar is a standout Smart City. Home to top academic institutions – IIT, AIIMS and NISER – it ranks high in livability, safety and governance, making it attractive to workers and investors alike.

Guwahati is a gateway to eight northeastern states and the India‑ASEAN trade corridor. Big projects such as the Bharatmala highway, airport expansion and new logistics parks near Amingaon and Changsari are drawing warehousing, FMCG and e‑commerce companies. The city’s logistics hub status ensures steady demand for Grade A warehouses and organized retail.

Why this matters for businesses

The report highlights clear cost savings for companies moving to these emerging cities. Firms can expect 20‑35 % lower operating costs and 15 % fewer staff turnovers. Investors, meanwhile, can target higher returns and capital appreciation in markets that still have plenty of room to grow and a consumer base that’s already over 25 million.

Dr Samantak Das, chief economist at JLL India, said the data shows a “structural rebalancing of India’s economic geography,” and that these nine cities are more than future promises – they are already powerful economic engines.

For companies looking to expand outside the crowded metros, these emerging markets offer attractive office space, robust infrastructure and a hungry talent pool. The combination of Grade A offices, expanding logistics hubs and strong local support signals that the next wave of corporate growth is set to hit these fast‑growing cities.
